The tree that was everywhere, and why that's the problem
Drive through almost any subdivision built around White House, Portland, or Gallatin in the 1990s or 2000s and you'll spot the same tree over and over - Bradford pear, planted by builders because it grew fast, looked tidy, and covered a lot of new construction in white blossoms every spring. It was the default landscaping tree for an entire generation of Sumner County development, cheap enough to plant by the hundreds across a new subdivision.
The problem builders either didn't know or didn't care about is baked into the tree's structure. Bradford pears grow narrow, upright branches that all originate from roughly the same point on the trunk, instead of branches that spread out and attach at different heights and angles like most healthy shade trees. That structure looks neat for the first fifteen or twenty years. Then it starts falling apart, often literally, usually with no warning at all.
Why the branches split instead of bending
Because so many major limbs originate close together on a Bradford pear, the wood at that union is inherently weak - there's not enough overlapping growth to hold the branches together under stress the way a properly spread branch structure would. Add a heavy spring windstorm, an ice event, or just the tree's own increasing weight as it matures, and that narrow point of attachment is exactly where it fails, often all at once rather than gradually over time.
It's not a disease or a pest problem. It's structural, built into how the tree grows from the day it's planted, which is why so many otherwise healthy-looking Bradford pears split apart with no warning on a normal windy afternoon that wouldn't bother most other mature trees in the same yard or neighborhood.
Arborists have known about this weakness for decades, which is part of why the tree has largely fallen out of favor with anyone planting new trees today.
What that means for a twenty-to-thirty-year-old subdivision
If your neighborhood went in during the Bradford pear boom, you're now at the age range where failures cluster hardest and start showing up on a regular basis. We see it constantly in White House and similar-era developments - a tree that looked completely fine in April splits down the middle in a June storm, sometimes taking out part of a fence or landing near a driveway or parked car in the process.
Once a Bradford pear splits, there's rarely a good argument for saving what's left standing. The remaining trunk is usually just as structurally compromised as the piece that came down, carrying the same weak branch unions, and it's often better to remove the rest and start over with something sturdier from the beginning instead of waiting for the next storm to finish the job.
Waiting rarely helps here, since the tree isn't going to grow out of the problem on its own.
What to do once yours comes down
After the trunk and major limbs are cleared away, you're left with a stump, usually a foot or two across, sitting in the middle of a yard that's not particularly big to begin with given how tightly these subdivisions were built during that era. Grinding it out is quick work compared to some of the older farm stumps we handle elsewhere in the county, and it clears the way for something better - a tree with a naturally spread branch structure that won't put you in the same spot again in another twenty years down the road when it finally matures.
A lot of Sumner County homeowners use the opportunity to plant something with better long-term structure the very same season, once the old stump is finally out of the way for good and the ground is clear again for a fresh start on that part of the yard entirely.

Bradford pears fail because of how they're built, not bad luck, and Sumner County's subdivisions are hitting the age where that failure shows up. Once one splits, grinding the stump and replanting something structurally sound is usually the better move than trying to save what's left.
