Two kinds of lot, two kinds of stump job
Willow Lake Drive, Fairway Court and Sumner Shore Drive have been filling in since 1969, so you get late-sixties ranches next to 2010s customs, mostly in the 2,000 to 2,800 square foot range. What actually divides the neighborhood is not age, it is which way the back of the house faces.
If you front the water, the ground behind you stays wet and rutted for days after a rain and the trees are sycamore, river birch and willow oak that like it that way. If you back the Dogwood Hills fairways, your rear yard has no vehicle access at all except across the golf course, which is not access. Both are workable. They are just different jobs, and anyone quoting them the same has not looked.
Grinding a fairway-frontage yard from the drive
Course-side removals get staged entirely from the driveway. Machine down the side of the house or through the gate, chips barrowed back the same way, nothing parked or turned on the turf. We book those for early in the day when play is light, and we clear out rather than run a grinder next to somebody's approach shot at eleven on a Saturday.
We also keep grindings out of the course drainage. Fresh wood washing into a swale is a headache for the grounds crew and eventually for you, so on the fairway side the pile leaves with us as a rule rather than as an option.
Lakeside ground and the rut problem
The lots that fall toward Willow Lake are the ones we watch the weather for. The lower reaches hold water and the top few inches turn greasy, and a grinder that would leave hardly a mark in July will cut ruts in April.
Our answer is boards, a longer walk from a firmer staging point, and moving the date when it needs moving. If you are on the low end of a lakeside lot, book with a little flexibility rather than a hard deadline and you will get a better result and a tidier yard.
Water-loving wood grinds differently
Sycamore is soft and wet and comes out fast, but it is fibrous enough to throw a big damp pile that does not rake tidy. River birch is nearly always multi-stem, so a single dead clump means several trunks and one fused mass at the base.
Willow oak is the slow one on these streets, dense and wide-rooted, and near the water it often sits in ground soft enough that we have to be careful the machine does not settle while we work. Silver maple is the fast one, and the one most likely to have lifted a section of walk on its way up.
Finishing the grind where the yard is the selling point
Houses out here run well above the Portland average, and a raked-flat crater is not a finished job on a lot like this. Standard for us is grindings out, void backfilled with soil, and the surface left crowned an inch or so proud so it settles level instead of sinking into a dish.
If you want sod straight over it, say so when you book. We will grind a little deeper, pull the wood out cleanly and leave you soil to lay on rather than a mix of chip and dirt that will not knit.

My back yard opens onto the golf course - can you get equipment around there?
Not across the course, no, and we would not ask. Everything comes down the side of the house from your driveway, and the grindings go back out the same route by barrow. It adds time compared with a drive-in job, and we build that into the quote up front rather than surprising you with it.
Can you work early so you are done before golfers are through?
That is our preference too. Early starts are quieter for everybody and the machine noise carries less across open ground before the day warms. Tell us your gate code or how you want us to get in and we can often be finished by mid-morning on a single stump.
The ground behind my house is always wet - can you still grind?
Usually, with boards under the machine and a bit of patience about the date. What we will not do is drive a heavy grinder across saturated turf on a lakeside slope, because the ruts are worse than the stump. Give us a window rather than a single day and we will hit a dry one.
We are selling in the spring and the inspector flagged two stumps - how fast can it be done?
Three to five working days from the go-ahead is the normal booking window, and two stumps on the same lot is one visit. If a closing date is driving it, say so when you call and we will fit you where we can. Ask for the grindings hauled and soil backfill so the yard photographs clean.
Is a river birch clump priced as one stump?
It is one job, but it is priced on the whole base rather than on one trunk. Three or four fused stems mean three or four separate cuts plus the knot in the middle where they join. A photo taken straight down at the base is what we need to give you a firm figure instead of a range.
